Waterproofing & Building Envelope Services in South Florida

Waterproofing protects a building’s concrete and interiors by stopping water from getting in — through balconies, walkways, parking decks, joints, windows and walls. Caceres Construction installs and repairs commercial waterproofing systems for condominiums, HOAs and commercial properties across Miami-Dade, Broward and Palm Beach Counties.

In South Florida, water is the root cause of most concrete damage. Once water gets past a failed membrane or sealant, it reaches the reinforcing steel and starts the corrosion that leads to spalling and costly structural repair. A sound waterproofing system is the most cost-effective way to protect your building — and to protect the concrete repairs you’ve already paid for.

Waterproofing FAQ

What is a traffic-bearing waterproofing membrane?

A traffic-bearing membrane is a waterproof coating system applied over concrete that is designed to handle foot or vehicle traffic. Pedestrian membranes are used on balconies and walkways; vehicular membranes are built for parking garages and ramps.

Why do balconies and walkways leak?

Most leaks come from a worn or cracked deck coating, failed sealant at joints and transitions, or poor drainage that lets water sit on the surface. Once water gets through, it can damage the concrete and the units below.

What is an expansion joint and why does it fail?

An expansion joint is a gap built into a structure so the concrete can expand and contract without cracking. The joint is sealed with a flexible system; sun, heat, movement and age eventually cause that seal to crack or pull away, letting water in.

Should concrete repairs be done before waterproofing?

Yes. Any spalled or damaged concrete should be repaired first so the waterproofing is applied to a sound surface. Waterproofing over damaged concrete traps the problem instead of fixing it.

Do you waterproof parking garages?

Yes. We install vehicular traffic membranes and repair expansion joints on parking garages, ramps and driveway decks.

What areas do you serve?

We serve condominiums, HOAs and commercial properties throughout Miami-Dade, Broward and Palm Beach Counties.
