Concrete Restoration for South Florida Condominiums & HOAs
Concrete restoration is the repair of deteriorated structural concrete and the corroded reinforcing steel inside it, returning balconies, catwalks, columns, beams and slabs to their original strength. Caceres Construction is a licensed Florida general contractor (CGC1529263) that has performed engineer-specified concrete restoration for condominium associations, HOAs and commercial properties across Miami-Dade, Broward and Palm Beach Counties for more than 20 years.
South Florida's salt air, humidity and heavy rain drive moisture and chlorides into concrete. When that moisture reaches the rebar, the steel rusts and expands — cracking and breaking off the concrete around it. What looks like a small crack or stain on the surface is often a larger problem underneath, which is why every repair we perform follows a structural engineer's findings and plans.

Concrete Restoration FAQ
What is concrete spalling?
Concrete spalling is when pieces of concrete crack, flake or break away from a surface. In South Florida it is most often caused by corroding rebar: moisture and salt reach the steel, the steel rusts and expands, and that expansion pushes the surrounding concrete apart.
Is concrete spalling dangerous?
It can be. Spalling means the reinforcing steel is corroding, which reduces the strength of balconies, catwalks and other structural elements, and loose concrete can fall. Any spalling should be evaluated by a structural engineer and repaired by a licensed contractor.
Do you work with our structural engineer?
Yes. Our concrete restoration work follows the engineer of record’s plans and specifications, and the engineer inspects conditions and repairs during the project.
Do you handle repairs required by a milestone inspection or 40/50-year recertification?
Yes. We perform the concrete restoration, waterproofing and related repairs identified in milestone inspections, building recertifications and engineering reports for condominiums and HOAs.
Do you pull the permits?
Yes. We obtain the required building permits for the work and close them out with final inspections at the end of the project.
What areas do you serve?
We serve condominiums, HOAs and commercial properties throughout Miami-Dade, Broward and Palm Beach Counties.
